then you really don't have a problem...except that you are forced to switch horses in mid-stream which I know is not desirable....A new GC will not always charge so much more to take over a job mid-stream, it just depends on a lot of things (like the original GCs reputation).I would get a release (of sorts) stating that the original GC will warranty the work that he has completed and that the new GC is not liable for any work not performed by his company.

All these STr regulation is actually protecting the owners of STR because the supply is limited.Tax was also not that big deal.If we purchase STr in Tahoe , every county has very different rules and the permit has limit while in Hawaii as long as it is in resort zone, we will get the permit.Also another good thing if we buy at the correct spot the appreciation is so good this is actually the best performing market after CA.

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.
