Hi -I rent a unit and have wanted to put hardwood floors or some other surface in, but the HOA is very picky about noise issues. 

Any breach of the lease will do, pets in no pet unit, excessive noise they don't remedy, but usually it's late payments, in Ohio we are not required to accept late rent (unless we've made a habit of doing so in the past), so you can tell them you'll only agree accept a late payment, if they sign a new lease with you.

This is PML's money and my sweat/grind, that's all I got to get started. 

Just be accountable to yourself, fail forward and keep grinding!!!

I had a tenant advice me that the grandson was scaring her daughters by coming out to the common area with his face painted and would make weird noises.

These investors found me through my years of grit, grind and telling EVERYONE what I do. 

Recently there was a noise complaint about one of the tenants playing the guitar in the early morning.

I keep thinking if I tell her, then whatever - it's background noise basically - but if some 27 year old tells her, then it will carry so much more weight.

I'm going to grind it out daily for the next 10 years with everything I got.
