I've been in homes, however, where tenants actually leave the toilets not flushed, sinks full of dishes, etc., because they don't want to move so make the place uninviting to say the least.

Unless you are flush with cash, I would be concerned about using a HELOC to buy turnkey.

I've moved almost completely to private money in this space because the cash-flush people who want into this are generous with terms along the lines of 10% interest along the way and 1/2% at each closing, or 13% all at closing of sale or refi on flip loans.

Worn flapper or fill valve in toilet, replacing a faucet cartridge, replacing CH/A filters, change fluorescent ballast, adjust screen doors and windows, flush hot water tank, replace faulty breakers, replace a circulation fan in a refridgerator, replace agitator dogs in a washer, change heating element or ignitor in an electric or gas clothes dryer, lubricating a ceiling fan, replace a p trap under any sink, replace any wind blown shingles, change any thermocouple in a gas appliance, do simple 110v flux core welding, do pvc/copper/pex/galv. plumbing, etc.If you don't know how to do those things yourself, someone else is going to make money off of you.  

Swap out the ceiling fan for a flush mount light fixture.

The thing is that I lost money with a backed up toilet (cleaning, sanitizing and trying to find the problem) because his girlfriend was flushing things she was not supposed to.

We are mulling this over and want to make sure we have enough information to make an informed decision going forward.Since I'm posting on a forum that is flush full of great investors with great ideas, I would like to get some other viewpoints on this situation without having to give away too much personally.Suggestions are appreciated. 

My tenant tells me she’s been flushing wet wipes down the toilet.Can I charge her for this when I have two other tenants?

Late night calls, excuses why they can't pay rent, sob stories, tenants fighting other tenants, cops being called, babies flushing diapers down the toilet and flooding, tenants just going MIA, etc.  

@Tom Kuhen There is no doubt a balance that will be flushed out dependent on what the Non Money Person brings to the table and just what they are doing.Given your scenario being your first deal and all I would say you should expect to give up a lot, and frankly you should, just to get this experience.
