The other hack you can do is -- if there is a home in the area that has done something similar to what you want to do, oftentimes the city will give you access to their plans.

I’d love to get access to even just a 5-10k in equity from my house I know my credit is terrible but there is 500k in equity and soon I will have a steady income.

It was built with no permit and it had no legal access.  

Hi Benjamin, you can consider using your MLS access to pull recently sold comps.

Hopefully you have access to the cash lined up prior to making the offer. 

It would not be accessible by myself, only the tenant.

Especially if next to dredged canals for boat access.
