It's public record and I go once a week to the court house in the probate department and ask for the recent probate cases for the past seven days.

The longer answer is:There are 8 departments that work together to sign off and approve the subdivision plan.The subdivision will have to comply with the very cumbersome land development code that Austin has. 

They get paid by speed and what will pass the quality control department at the BPO mill. 

Dear Customer:Lender has received an insurance document as referenced above in the name of (ME).Our records indicate this property is in the name of (Ex-Owner).

@J Scott hit it on the head - if you want a good, reliable contractor expect to pay dearly for it.

Better know who boarded up the place, the owner, the bank, planning & zoning, building regs, health department.....who?

BTW, this is coming from someone that previously worked in a subrogation department.  

If you want an image of a big player, dealing in multiple strategies or areas, you have departments.

And, they are so understaffed that the chance of an audit is pretty slim, but having home office expenses on Sch C of your 1040 return does bump you up the list in the 'red flag' department.
