I'm technically not buying a mobile home park but this is the closest forum I could find for my problem so excuse me if this is just the wrong place for my question or if it's not relevant to you.That being said, I'm considering buying a property that has 2 mobile homes on it: A double-wide and a single-wide both from 1985.

@Mike Smith  On my new construction duplexes, I prefer side by sides, but due to space constraints, I usually make a small closest for a stackable setup. 

Check AirDNA Smokys data and average 2019-21 revenues to get the closest numbers to what 2022 is looking like.

It sounds like the closest thing may be a "building super" short for "superintendent".

We're moving near Milw next weekend and I searched all the locations, Appleton & Kenosha would be the closest for us both being 1hr15 away :/ but I have connected with people from it & exchanged contact info :)

Closest to those is Birmingham (good market but I don't know of the good providers there) and Memphis (good providers but I don't like the market...partially for exactly why you said).
