It is a way to invest out of state, while having a trust worthy partner with boots on the ground that knows the local markets and has a team assembled.

The only real advantage is they're assembled by experts.

To assemble properties or change the highest and best use can be complicating and take time and patience and money but the rewards can also be great.

I nearly have my team assembled for my first "flip," but would much rather turn it into the BRRRR strategy.

It requires a significant team in place and that in itself is tough to assemble from a distance, but I acknowledge it can be done.  

Once this is done and the two parcels are assembled, there is now a 6 acre property.

I would say the key is to assemble your team BEFORE you invest. 

Right now I have 50% of a team assembled to do a flip.  

It's a bit cheesy as it tends to attract would-be investigators as well as licensed folks, but the advertisements will give you great insight into assembling your team.Also, I could write an an entire book chapter on how to use and manage PI's as they can run up the billing meter easily and quickly with wasteful time spent tracking down the wrong people and mission creep.Lastly, if you're smart about this, you'll discover that the real money is made spending money that others won't spend.
