Otherwise, you can get overly conservative and talk yourself out of an otherwise viable class-c investment.Personally,  I elect to treat is as the "anti-up" cost to enter the poker game and thus my ROI is an actual year/year result.

The process of going through zoning and city approval is enough in itself to drive you mad, I feel like their goal is anti-developer so it'll be an uphill battle, especially for a city that is very urban and sustainability conscious like Seattle.I'm not familiar with the Seattle market but there's a development/design build firm out there I really like: dwell development.

@Nicole Candelario There is currently an anti-gouging statute in effect for much of California, allowing increases of no more than 10%, so unless you check with an attorney first, I would highly recommend a raise of no more than 10%.

Buffalo has traditionally suffered from several problems pertaining to housing, specifically, an overall population decline in the city proper; one of the oldest housing stocks in the country; and a general apathy in terms of the local government and community groups.In 2007 and 2008, I was working on several anti-fraud task forces dealing with these problems.
