My advice is that if you have a working system or structure for qualifying requirements for tenant screening and selection that takes care of all that must be met for a successful real estate investment and property management please stick to it and don't bend it or change it except if you need to amend it for higher productivity or result.

To redemption, i am ending paying up $4K to be current and planning to foreclose it, sell it and recover my money.Never done foreclosure before and working through it.Not all notes fall like this.Being more wiser and being diligent now, if i don't receive the monthly payment in the first two weeks, i treat this like landlord collecting rent and i start calling.

So it has to be windstorm certified and they want that too which is going to cost around 4K. 2K for inspector and 2K for roofer to make possible repairs to make it certifiable or whatever that is.My realtor said he needs to know something by noon today and that if I didn't agree to the new amendment then they would probably pull out of the deal.

I would definitely have a lawyer draft the initial agreement very carefully, and then if you do another deal with the same investor, you can either do a quick amendment to that operating agreement, or if you use a different LLC, you can mirror the agreement from the first deal and just swap out the name and property address yourself.
