I also advertised it for rent for $800 a month as it had a large workshop in the back, whereas standard rent for a house in that area would be closer to $750.

I read Multifamily Millions by David Lindahl, I went to Lifestyles Unlimited two day workshop in Houston, I read Loopholes of RE by Garrett Sutton, and I started 1031 exchanging my pricey San Diego single family (10 condos with HOA fees that were clearly out of my control) for a 10 unit in Cleveland Heights, 8 unit in Shaker Heights, 12 unit in Euclid, 12 unit in Painesville, 15 unit in Painesville, 21 unit in Painesville.

That got refinanced a couple times in the intervening years.I lived in one unit,  used the basement as my workshop,  and inherited 2 good tenants (lucky) from the prior owner.   

I'm working on building momentum in my local community with meetups and workshops, and partnering with successful investment partners to find great value add deals across the country. 

Dave said that included in the Pro membership are the workshop "Investing with No or Low Money Down" and masterclass "Finding Great Deals."

Other than cars,   garage has fully outfitted workshop and some machine shop capability.

Our 6 bed, 4.5 bath house appraised in our area for around 200k. 3 stall garage, large workshop and 3+ acres in middle Georgia.

I will just give a little info on the place so y'all aren't hanging dry and to see if interested in this deal with me Will give more detail later if interested. 5 acres of land, small pond, in ground pool, small 3 bedroom house, two big shops/ barns with concrete flooring one has horse stalls installed and the other its just an open work shop both pretty good size.
