Any Investor interested in this deal with me?

So I hope this is appropriate place for this if not I apologize before hand. So there is a property up for sale by my parents place That I would like to purchase. It actually connects to my parents place so the land will all join together. I will just give a little info on the place so y'all aren't hanging dry and to see if interested in this deal with me Will give more detail later if interested. 5 acres of land, small pond, in ground pool, small 3 bedroom house, two big shops/ barns with concrete flooring one has horse stalls installed and the other its just an open work shop both pretty good size. Small horse arena also on the place, and fencing up all around the place. Place needs minor clean up work and house needs a little work too (mostly paint, wood floors re sanded and clear coated things like that pool needs new linear) all minor stuff house is livable though. All work that me and my family will do on our own. My sister pulled the records on the place she works at a title company locally and it was appraised at $102,000 four years ago. The owners live in Florida now and just want to sale the property out right as is and has gave me and my family first dibs. So far for $80,000 (we HAVEN'T done any negotiating yet) but as bad as they want out of it living states away I do believe we can get it for less they really don't want to come back after the first of the year and get the place back up to put on the market. All banks Ive talked to are wanting 20% down. Little to much for me. This is a nice place and I don't see anyone losing money on this deal and plus the fact It means a lot to me already being connected to my parents place. If this is something one of you investors out there would like to invest in with me and be my bank please let me know comment or message me thanks very much in advance.
