I love the property aquisition and property management end of the business, my husband is a skilled carpenter he manages our renovations, does our accounting, and finds me financing ;) we also have a handyman that does routine maintenance.

And tonight I'll have a beer and maybe once I will wonder if either of my offers will get accepted.Once you've made 100 offers, it becomes routine. 

I am always amazed how many people don't realize you need to do routine maintenance so I have to ask now

Or if I can install and maintain my own HVAC systems once I have my dozen or so properties bought the maintenance would just become part of routine management.

Hi BP,Recently I fell out of my routine of eating healthy, exercising, reading ,etc (essentially dropped a lot of my good habits).

None of the other boxes matter if you are uncomfortable with your partner and interests are not aligned. 

If people feel uncomfortable in their home, they won't stay or pay max rents for it.

@Nick Ferrari one of the best ways to avoid the uncomfortable conversation of a rent increase is to just be up front about it in the beginning.

@John Warren as I mentioned, you have to adjust the numbers based on your reality. 10% for management is the going rate around the country and may even be higher when you consider leasing fees, maintenance markups, and other expenses. 10% for routine maintenance and 10% for capex is pretty reasonable unless you have a newer home.

Check with an attorney to see if wage garnishment is an option for your area.Not to be mean but I hope you realize and learn that a routine inspection would have revealed the dogs before the damage got to this point.
