A few years ago, a lawyer came to me to locate what he called a slick Willie that had everything in an LLC and lo and behold slick Willie forgot to include three businesses, he was a part owner in and one house.

Neither a land contract (CFD) nor a L/O can do either of these for you.

@Steve Babiak may know if there is a 'good' way in PA to make this happen... or if there are state or local regulations that may impact a L/O in PA. 

@Richard Durant it depends on the value of the properties (outside of the mortgage balance)...and your investing plan...do you want more properties?...

For the professionals I'd prefer to do rehabs that I could either L/O out or outright sell.

Check out your competition.I find myself having to upgrade older but functional units just to stay competitive.That is in a very hip neighborhood where there is a lo of development going on.

I would gladly pass along house buy or LO leads for multi leads.
