Some don't even know what ARV stands for or what the 50% rule is.Now there are investor Realtors out there and yes they know their stuff but they're far and few between and you need to dig for them if you want them to find deals.And besides in a lot of markets the MLS inventory is bleeding dry due to either Hedge Funds scooping up the deals or an influx of investors coming in so finding deals on the MLS is becoming more difficult is some markets these days.

BTW, the wall seems dry (there is a dehumidifier in the basement), and the dark layer doesn't seem to be caused by water damage, instead, it seems like a different type of concrete was used.

If you have wood frame windows, generally you can easily clean the dry latex from the glass with a 3" razor knife or just a 'raw' utility blade held at 15 degrees or so from the glass.I recently switched from the Titan gun to a Graco and it seems to work a little better.

My concerns are basically the well running dry . a new drilled well is 12kadverage for this area , 3K for a conditionng system plus maintenance .
