The only issue would be agreeing to a lease amount that would be reasonable since I know the hot water heater and HVAC units are 20 years old and I would have to repaint the whole interior and replace the carpeting.

If it were a local property and an investor client asked me about this, I would not recommend spending the extra money to repaint the trim and cabinets at this price point unless they were in poor shape.
