FHA Guidelines- What makes a home not qualify for an FHA Loan?

Hi everyone,

I just got my first listing as a real estate broker and I noticed some homes around the area don't qualify for FHA financing. The home I listed is in livable condition, it has newer windows, hardwood floors (somewhat scratched in certain areas of the house),the mechanicals on the house work properly but AC unit was completely rebuilt.

What are some of the FHA guidelines that prevent homes from getting FHA financing? One thing I know about FHA loans is that they require you to scrape off windows, rail decks and repaint them. Have you experienced any issues before with FHA loans? If so, what are the most common issues?

Stairs need to have railings, the property has to be in livable condition, functioning electricity, plumbing, full kitchen, full bathroom.
