I'm targeting a 10-20 unit complex for purchase with proceeds from planned duplex sale,  which will keep that pattern going.   

Where do you get your data for details such as migration patterns, median housing price, average rent, price per square feet, occupancy/vacancy rate, market appreciation, crime rate, etc. etc. etc.

For the floor tile I recommend a neutral 12x12 or 12x24 tile with minimal to no design patterns.

The common pattern isn't the specific side hustle, it's the passion and personal knowledge. 

Thanks @Michael Baum yes I keep a close eye on nearby comps but given the transitional nature of the area there is a lot of variability and noise between them so it's hard to see a clear pattern. 

And when I look at all that paperwork, I can't really find any patterns.

Worcester is built on neighborhoods and the traffic patterns are quite complex. 

There is a significant fundamental problem is various market analysis messaging, review, considerations and regurgitations, and that is that it seems the masses are stuck in a polarized A/B thought pattern that the market is either in (A) raging growth/appreciation, or, (B) "Crash" or significant decline. 

Although I am definitely a dreamer, my dreams have been coming true with hard work and an eye for frontrunning patterns ahead of the crowd using my own cash. 

Assuming you can choose under your fact pattern, will it make a difference if you combine or not?
