Some owners want to purchase the materials directly and this can be a good idea in that they will be in direct privity with the supplier for warranty and post install service requirements where the GC may be hard to get back involved.

I do have the benefit own owning a IT consulting/software development firm with resources I can leverage.   

Govt loans are for primary residences only - the whole idea of househacking is to use the benefits of a primary residence to get started in investing.

It makes sense to invest at current prices to benefit from future appreciation.

I am looking to purchasing a property with investors and trying to figure out how to structure it so that the corporation can receive the tax benefits of managing the property.

But you are also getting many other benefits - appreciation and depreciation to name the  bigger ones - so your long term return is even better.  

Frankly, this process benefit Agents as well as Investor can get to actually making an offer quicker.
