It was my 3rd semester and I was sitting in calc 3 class (majoring in Engineering) and it was a 4 1/2 hour class and I remember literally getting up during our 10 minute break and telling the teacher that all this stuff that she was teaching was absolutely pointless and that it wouldn't help anyone in the real world.

If you are offering "cash for keys" I would say offer it before you go to contract on the house but make the tenant understand they don't get the cash until they and ALL their stuff is out and you have the keys in your hand.

I took a 3 week vacation in the middle and when I got back that early stuff I had learned was hard to remember.I would just say make sure you actually watch the lectures and do all of the reading.

So don't overlook that you could get some of the high velocity stuff for some areas if you already have duct work in limited spaces.

@Kyle EckertI agree, I hate when places claim high ROI and I'm over her like how are they getting those numbers but then I see they dont account for the most basic stuff.

@Jeremy MichielsI would make sure they give you a clean title (either they run a title search or you do it if they don't) since it will be off-market and not regulated.Other than that, just be aware of the obvious stuff like don't trust their numbers.
