Once the Market Analysis or BPO is completed you will be able to determine if the project is feasible-  and if it is, then you and your Project team can complete the Predevelopment Phase that will include architectural drawings, site plan, elevations, construction estimates, soils and environmental testing, just to  list a few.

I had posted looking for funding for this 2 years ago on this site,at that time the purchase price was 1.6 million.I did a lot of due diligence on the property including the environmental study,it was not as bad as it looks or did at the time.If this sale goes through it would have made a nice return in the 2.5 years.Another bidder had stopped at 2 million but there were reported 2 others behind the currant 6 million.

If you don't plan ahead and find ACM's after your purchase as you prepare to do repairs, you will find that it can be very expensive.Another thing to consider is having a Phase I environmental done as this is considered a commercial property and may be required by your lender.
