So I hired a Lawyer to start an eviction process.Finally, today they reached out to me asking if we could work something out and that they didn't know there were a new ownership change and have electronically deposited the rent to the previous landlord's bank account on the 15th of June.

I shudder at my carelessness in fully trusting my Buyers Agent and not being more careful in reading the contract, which was made more difficult since it was electronic and not as easy to read as a hard copy contract and we were very short on time.

It is a little bit of paperwork, but all done electronically.

Now to answer your questions I would recommend that you find a real estate agent in the area you are wholesaling and ask for an electronic copy of the contract they use.
