Yes, communication is the key, but often it is the customer who does not provide the communication, such as details of products, or what their real expectations are, upcoming plans, etc....Case in point - I had a client (the wife actually) who had a huge 4th of July party planned, 6 months in advance.

I have west coast and some MS A class rentals that I can self manage and never hear from the tenants except for lease renewal.. and this generally is not the case in C and medium B you must engage and be on top of things.. one needs to remember a C class tenant is only a flat tire or stolen cell phone away from missing rent LOL...

Some states require you to pay interest to the tenant but that doesn't appear to be the case in NC.Most banks should be able to assist you if you ask them to open a trust account for security deposits.
