Once I got everything out the smell was horrendous.

Casey, read about the strategies here, blasting into the forums with contrary statements of others that have expertise in this area, you'll find an uphill battle and things that are not compliant don't fly here long.

I (and maybe you too) have a hair trigger sensitivity to anything that smells like inflation but now the fight seems to be against deflation.

Most people aren't going to say "it smells like dog poo" or "the floor plan is screwy". 

@Jay Hinrichs  I think if the wholesaler offers TRUE CONSIDERATION for a contract, or option, that they would win a legal battle, if it came to that.

It can cost you initially, and judgments do go uncollected, so pick your battles.
