You might want to get their background / credit report as well. 

I come from a middle class background- education and paralegal work are the world that parents knew not board rooms, mergers and acquisitions, and securing millions and millions of dollars for projects.

A little bit of background about ourselves: we both work regular jobs and have a very regular middle class incomes hence we thought partnering up is a good idea to bring in the initial investment and also w.r.t dividing up the profits and sharing the losses if any that we encounter.

You can combine county data with a background service like Spokeo, but nothing is guaranteed.

I have owned 4 of them.. and did well on each.. but very tough to find.. there are some major players on the west coast that dominate it.not nearly the amount of them as I see out in the deep south.. 

As Nathan mentioned, I would make sure you have created a rental criteria that outlines income and credit requirements as well as how you will treat those with a criminal background or eviction history.
