In 2019 I launched my own real estate agency, and now I am fully entrenched in the community.

Our plan for tenants that have been financially impacted by COVID-19 has been to ask them to apply immediately apply for unemployment, check with all local agencies that provide rent assistance,(we provided links to all of the local agencies that provide assistance),  try to borrow from relatives or use the option to pay with a credit card. 

There just seems to be a lot more checks and balances at the law firm than small title agencies.

I would check with a title agency in the area and see what is typical.  

Advise that failure to pay rent will result in eviction when the order is lifted and that the unpaid balance will be deducted from their security deposit as well as assigned to a collection agency.

In some cases I may even be able to wave 20%-30% of the accrued payment, as long as tenant commits and is comfortable with a payment plan.If tenant is unable or unwilling to pay or negotiate, proceed with eviction and collect payments via collection agencies.

I do ask how long they have been with there agency and I do ask for a good emergency contact and verify that just in case.
