By adding an additional bathroom to the master and upgrading the existing bathroom, interior/exterior paint, upgrading the landscaping, the property should sell for more. 

On the paint, use exterior semi-gloss on all window sills, a washable sheen like interior satin in living and bedrooms.  

But, I also know it is the cost of doing business.Mike, I inspected the house tonight, and in my evaluation, I feel the home will need interior paint in all rooms 1000 sq ft home, also MAYYBE will need carpet, maybe not. 

If the drawing is to scale, it appears the room is larger than the kitchen.You're saying old exterior walls, are they sheet rocked on the other sides as an interior wall?
