The majority of the house was decorated to my tastes and I didn't want it changed to fit every new roommate/tenant.My market was (past-tense now) students, summer interns, foreign students, fellows for non-profits, relocators, fresh out of college young professionals, and feds on temporary assignment.

You want to furnish it as you would your own place, including rugs, lamps, decorations.

The “staging” comes in the form of posting great professional photos online including decorative touches like modern vases, flowers, throw pillows and blankets, table runners, etc.

My STRs are decorated like Hugh Hefner's mansion.

If you go with CC or PA TX, you definitely want to decorate your STRs like Hugh Hefner's mansion. 

If  you like the 'decorating' aspect of a remodel, forget it.

We use Behr Heavy Cream-it’s not white and not beige, just enough color but not enough for it to clash with pretty much any decor.  

. $15% late fees, and fines for certain things like noise violations, leaving holiday decorations up for more than a month, and hoa violations. 

We just did basic paint, carpet, cheap laminate on sale from Floor n Decor, swapped  bathroom fixtures and ceiling fans for a new ones (also on the cheap), fixed a fence, painted a back porch --- done!
