yeah that’s what I tought, until the lender I’m working with wants to roll my truck loan into the whole refinancing.

One of the reasons  we (myself and 2 partners) bought as much as we did with retirement accounts was because we all already had sizeable assets in those accounts that we rolled over to fund our SDIRAs and SOLO401Ks.

Overall, I'm taking a long view of this endeavor....this is a very expensive deal, but not as bad when I consider the deals that I can roll these net proceeds into and compound from there. 

What I'm really looking for is someone to JV with on a few wholesale deals to help get my confidence up and get things rolling.

However, I am looking to make new relationships.These are fully occupied properties with great rent rolls and the partners have a great income and credit history.

Am I missing something or does this look like a decent investment as long as inspections/rent roll/current leases look ok?

Do you want to roll the dice with your savings and risk losong it all?

We would like to roll his company 401k over to a self-directed IRA and use that for down payment funds.
