It would also include the rehab (almost everything: some tile flooring was kept and we restored some of the cabinets rather than replaced, pretty much all else was replaced) and our use of the modified BRRR (we rehab typically when tenants move on if they are worth keeping and our rationale for reduced rents to keep tenant and postpone the rehab).

You could pass on cost of supplies for restoring if you feel strongly about it but I doubt your $60 a draw would survive if she took it to court so I would not push that too much.

You'll need to get bids for repairs so get those completed.We had damage to our yard from a car and also had to contact a landscaper besides the contractor for building repair so make sure you get it all included as total type of restoration.
