She could get may be another $120K+ had she wait for vacancy, clean up, bids, remodeling.

I know every case is different from remodeling and getting rid of the bad apples, filling vacancies, etc.

One unit has been remodeled and looks nice and the other 3, although not remodeled recently are still in good shape.Soo... as for location, the zip code is 64123 and it is fully occupied but the landlord will not release financials ATM.

However, there continues to be a shortage of available homes for sale, and the homes that are for sale are priced on the extreme high side or are going into escrow in a matter of days, resulting in a need for rental units.A business partner of mine just recently purchased a 3 family in Western Massachusetts, remodeled kitchens bathrooms and re did the wood floors, ( all affordable renovations), and increased his rents by over 19%!!!!

My past consist of all phases of construction so I was able to do all the clearing, excavation, remodel(older mobile home) myself and made pretty good money.
