Tell a trusted neighbor to park his car in your driveway.You could also get that device that has a loud dog barking speaker when the pressure of the home changes when a door or window is open along with a few beware of dog signs.I heard of one experienced bper that leaves a big mean dog at property fo his rehabs.When you enter or leave property pretend you are waving goodbye or visiting ringdoorbell like there is someone else there.

Nowadays, people pretending and posing as attorneys are trying to snatch funds and foreclosure trustees and their attorneys are wise to this practice, making any but the most obvious claimants go through interpleading via court.So, be careful to have researched your state laws and fully perform your due diligence.

Because if you create an LLC to manage the property whose deed is not in the llc name (it's in personal name) it is technically considered managing someone else's property like an outsider  **obviously I'm not an attorney or trying to pretend to be giving legal advice** but...You do not have to have a real estate license of any kind to own or manage your own property.

Being inside an LLC has nothing to do with depreciating the property(you must or the IRS will pretend you did anyway.) or with writing off the interest expense.

It is obvious (to me) that you cannot represent certain Clients objectively any more, but have joined the "I will work for you as long as you know that I will not hesitate to go behind your back if necessary because my ONLY goal is to maximise MY income" brigade (ie. you should now recognise that you have no business pretending to answer to a "higher standard" of ethics any more).
