-If they pay, no harm, but then the tenant knows you can't be played with.If tenants respond, they will usually have excuses and ask for more time. 

Obviously circumstances has changed, cash flow is difficult, but Boise is a more of an equity play right now.

This is usually a short term play, maybe up to 3-5 years.

If the rent you will pay (if you don't house-hack) is higher than the negative profit per month, it generally isn't a bad play to house-hack.
