It's an older area of SI because obviously it was the first part to be inhabited by those coming over on ferries from Manhattan and BK, which is also why it's more urban.

@James Smith you have a good budget. you could consider 2 - 3 family houses in Journal Square, or you may consider heights, union  city, west new york, or weehawken. they are very close to Manhattan, 20 ~ 30 mins away from port authority on bus.

Because the legal structure is a bit more complex (read: costly) syndications are going to have better ROI for a higher number of units.10 units in Manhattan, for instance, would be enough money to make a syndication pay off.
