We're in a massive transition right now from seller's market to buyer's market.

First, I hope everyone had a safe time with friends and family, especially with this massive winter storm ripping through the U.S.I'm a multifamily buy-and-hold investor and up until now I've basically filled all the roles in my business myself--from SEO/marketing, meeting with sellers, GCing and DIYing my own projects (mostly cosmetic rehabs), to shopping insurance, etc. 

Add to that a massive pent-up demand, there was a recipe for doubling and tripling of rates and high occupancy. 

I own a PM company and whenever owners want to get intimately involved like this it creates massive problems and liabilities on the management side, which competely negates the purpoase of having a PM for both you and the manager. 

Boone is currently planning to go through a massive infrastructure reboot.

That makes a massive difference in returns.

I'm being serious after construction costs etc you could have a massive loss on your hands .. research hard before making your decision.

During this period start taking tiny steps (others say TAKE MASSIVE ACTION, so the magnitude is all relative).I say take tiny actions such as attending a MeetUp while you read books about Real Estate or listening to podcasts.OH, your question? 

Then they blew out the old double garage making it into a massive kitchen, added a 3.5 car coach house & made the original tired old kitchen/dining room/1/2bath/hallway into a ground floor master bedroom with an ensuite.

I would be curious to know who buys deals like that..this is just one but most of them are like that unless you get something all gone in 10-15 k and do massive rehab.
