While I am a believer in the tenets of behavioral finance and of going against the herd to find deep value, I still struggle with the idea that there is a whole asset class out there that is mis-priced and a goldmine waiting to be claimed.In addition it does not make sense that parks are claimed to be both very stable compared to multifamily, easier to run than multifamily, AND trade at yields well above multifamily.We live in a world where information is instantaneous, and investors are flush with dollars coming out their ears driving yields down on every type of asset class - why should mobile home parks be any different?

I've seen a similar hole from a broken sewer line, where it eroded out a little cavern gradually, every time someone flushed the toilet or took a shower, etc.

Lemme fix that typo for you: The lender can do conventional financing even with the water shut off for inspection is willing to let you bet your appraisal fee, your time, etc, that the appraiser will not flush a toilet, or turn on a faucet for 2 seconds, while there.

He is doing the walk through and one of his employees would complete.These units 15 of them have tenants living in them.The complaints are leaky faucets,to pipes on the condenser line leaking,to when they flush the toilet upstairs there is a leak above the kitchen etc.There is only one unit out of the 5 vacant where they went in and took out some copper.I can have my PM watch the whole job and make sure they stay on task.
