Budget for items like heat in case it's vacant in the winter and you have to pay for the heating fuel and elec to keep it from freezing up.Good luck and let us know how it goes!

(I recently had the pipes freeze in one of my homes which was repaired promptly--the plumber responded within an hour of the call. 5 days later there was another plumbing issue which required the tenant to shut the water off.

I even think the property qualifies for a 15yr property tax freeze because its considered a historic contribution to thehistoric area.I did so well with this property I'm looking tobuy another one!

I had the same thing happen when applying for a mortgage.On mine it did report the other number, and put freezes on getting reports from one of the bureau's.

My best tenant used the outside hose to clean out the garbage can when it was freezing outside at 30degrees out.This caused the outside spigot pipe to burst that leads in the basement.

So, if you have gas heat and your house goes below freezing, you will have broken pipes.
