Needs: - Complete interior paint & wallpaper removal - New carpet throughout - Tear off of roof in next 5 years (6 layers of shingles) - New furnace in next 5 yearsPros:- Large square footage- Corner lot- Aluminum siding looks good- Decent sized kitchen with newer (but different colored) appliances- Newer windows- Upscale neighborhood- Good school districtCons:- Next to the highway, quite noisey- The bedroom/bathroom configuration is a bit odd- No garage (think michigan winters)What do you think?

(asset depletion, pledging collateral, cross collateralization, stated income, 12 month bank statements no tax returns, etc etc) I recommend my clients project their business plans out 2 years so they can claim just enough income to qualify for what they intend to acquire and not more depending on a fine balance between income display and tax strategy.

Establish a legal rental Criteria for your rentals and have it displayed where everyone can see it.Let them fill out an application and submit the application to you along with an Application fee of $25 or however much you charge to process the credit check..

check out some of the smaller guys on craigslist. some of them don't pay the ridiculous overhead that some granite STORES do. same granite, just not in a pretty display showroom. good luck!!!
