Again, being very focused on key buildings close to new constructions being delivered in 2-4 years, in key growth areas, you can get good deals and cash in apprecitation in the mid-long run.In older buildings, if you are not financially solid, it's recommended to sell before HOA and Special Assessment will put you out of business.

In that price point, you'll do well to look in Seminole Heights.Value add will always be your best bet for better ROI, but out of town buyers usually will want as close to turnkey as possible.A pool will add 30%+ to your ADR.

I've been involved in the construction field for over 30 years and started my own construction company in 2008 when I also started flipping houses. 8 years ago I sold the construction company and began buying and holding long term rentals.
