When I listen to the audiobook, I can see a picture of a guy with a smoking jacket, cigar, and a glass of cognac with classical music in the background, lol.

Lots of business, economics and tech classes-along with liberal arts classics of course-are readily available.

Just my two cents but this is a classic  case of over thinking.

But in the VR market, buyers shy away from the "classic" heavy rehabs.

This is a classic example why a survey is important and I suspect it would have been less expensive to get a survey than a real estate attorney involved.

Here are some classic examples:- Budgets force people to reckon with their spending habits.- Death and illness force people to reckon with their mortality.- Going cold turkey forces reckoning with addictions and dependencies.- Learning about studies and statistics forces people to reckon with political and social realities they don't want to believe.It's only after you manage to deal with one of the above topics you end up feeling better about it.

I was looking to connect with local investors, but instead It was the classic, provide some credibility statement, flash some numbers on past deals, give a RA RA speech of taking action and then the famous "you get all of this for xx amount."
