The current state of the market has created a bit of a learning curve for new investors just getting started and I feel that starting a local meetup would be very beneficial for many of us.

For now having a mentor is an awesome choice for me. 

I find that the best lenders/brokers out there are the ones that care about you as the individual and are willing to cultivate a mutually beneficial relationship that lasts a long time.

With so much inventory currently on the market, there are lots of choices for buyers.

I've previously found cost segregation studies to be highly beneficial, particularly as a strategy to offset taxable income from both my full-time employment and rental properties.

And, I get why you view it as success: more deals = more fees and more chance to collect carried interest.But, the logic of this statement is purely beneficial to the GP and detrimental to the LP.

While it's possible to learn this business from the outside (I and many others have), being on the inside can cut down your learning curve tremendously.Even more importantly, you'll likely make connections with people who can help you succeed -- brokers, lenders, partners, etc.So, I would never tell someone that they should quit their jobs to get a real estate related job, but if someone wanted to do it, I can't imagine a situation where I think it would be a bad choice.

Find a mentor doing what you want to do, and get to know the local lenders/brokers you will find this to be beneficial in your real estate journey.
