If a deal meets your criteria, you're not getting much more "juice" out of the deal by offering a little bit lower.

Does she know which termite companies are legitimate and which ones will lie to you or do a half-a$$ job (it's real easy for a termite inspector to tell you that there are bugs when actually there are not, and it's real easy for them to treat the house with a watered-down juice)?
