Our combined annual income is ~200KWe have investors presentations lined up, but I wanted to go in with a property and what our plans are.But I've been looking for the past two months and can't seem to find anything on LI/NYC, that seems reasonably priced.

I have a duplex under contract that I anticipated paying $3,300 in annual property taxes (using the Indiana online property tax estimator), but they came in at $2,650...so maybe its already designated as a rental property?

If it is to help you fund a deal, that can be a very risky strategy.If it is to make it easier to track your expenses, almost any credit card would work but I would recommend one that doesn't charge annual fees.

Books show about $5,500 annual expense there.So conservatively we have:Monthly Rent - ( 5% Vac + 10% CapEx + 10% Repair + Utilities + PITI ) = 2050 - (100 + 200 + 200 + 450 + 700) = $400/mo****does not include Property Management, paying myself or someone else 8% of rents results in cash flow of ~$230/moThat said...Rents are slightly below market given that utilities are included.

It costs less than $500 to start an LLC and about $1,500 annual for LLC tax returns.It should save you a good amount of coin in the long run and provide an additional layer of liability protection.

For instance, if the appraisal comes in at $200K, and they're selling it to you at $150K, then have them do gifting of $50K, keeping in mind annual limits on gifting gift tax free, if that concerns you.
