They may take the listing to have a sign in the yard and some exposure, but every newspaper ad/minute spent is a gamble for them.

Hello BP,I have been actively speaking with a guy regarding Real Estate Investing, Fix & Flip to be more accurate.

Just trying to get as much information as possible to do accurate calculations.Bottom line are manu homes worth the squeeze, so to speak? 

is 20% accurate?

Is this accurate or a play on reality?

Also those websites are decent for gathering home values as well; just know that they won't be accurate on each individual home, but overall they'll give you some good information. 

I don't know if you read David Greene's book about long-distance investing (which doesn't really pertain to wholesaling), but he makes the (I think) good point that "most of us aren't appraisers or inspectors anyway," so while this might give me a number on which to base my offer, it won't necessarily be an accurate one. 

Someone with experience should be able to give more accurate number before you get into it.
