I would also try to expand my season. maybe build some 10x10 wooden sleeping areas and try to catch some winter short stay people.

We added an extra bedroom, replaced the big wooden beams of the carport which were rotten and he also taught me how to do the AC/Duct system in a house with no attic and boy, IT WAS ONE HOT SUMMER!

-Created an awesome walk-in wine cellar with custom wine rack built-ins and double glass doors.

The piers are wooden and have some decay.  

I'll just add that you are better off using whatever marketing funds you've budgeted to invite people in your sphere out for coffee, a light lunch or beers/wine after work...or host a happy hour for a dozen or so people.

Here were all the issues:1) Sizeable roof leak into the living room and other areas of house2) Large foundation crack 3) Extensive termite damage on wooden foundation post4) Outdated electrical, including aluminum wiring5) WET crawlspace.

The area is not popular for weddings and wine tasting but not a super hot location.The complete dry spells occurred each time there was a CV scare.

If i remember correctly, do they still do the wine night out on Tuesday's in the downtown area?
