If you want to play the long game just hold investment property #1, start cash-flowing (in the future no doubt), and ride the wave. 1031 exchanges are for experienced investors with new opportunities usually lined up.

Ride this low tide wave in the market back up for the next 8 years.

Phoenix market is very tough right now, lots of CA money and out of state investors bought up in 2019 and are riding the wave of appreciation and cash flow which makes new inventory very unappealing with low ROI and cash flow if you're buying on the retail market (MLS, zillow, etc)Have you looked in Casa Grande?

If I was going to rent boats without captains I would definitely be looking into boats that are on the cheaper end something for fishing or tubing, pontoon, or maybe wave runners.  

I subscribe to a lot of professional research, and even the pessimists don't see a chance for a sell off, let alone a foreclosure wave.
