I have a hard copy of their books that I use on occasion for estimate large construction projects when I run into a scenario that I am unfamiliar and don't have a subcontractor quote. 

@Jon Dorsey - I've tried this on a few occasions, my experience was that the mills around here are very specific on the size and straightness of the raw lumber. 

Is it fair to treat 98% of the country like criminals in order protect us from the 2% that actually drive drunk on occasion? 

Newer ones like that don't come around all the time, but on occasion.

Guesty on several occasions deleted all their listings at once due to an error.

Not too many lawyers probably want to take that case, and probably won't have any money to pay one to fight it.I think the other reality is if the trust was a sham and all these people are in and out of prison, they probably never get the notice about the quiet title and can't/won't be able to show up to contest anything, even if they can on a rare occasion find an attorney to fight it.   

You could bring on a partner but I will get a little salty here as there are posts and books about getting all this done with zero down and the realities about it happening are like a shutout in baseball, it happens rarely and on occasion but the amount of time you spend chasing it if you were doing something that paid you money to do you probably could have saved enough for a down payment on another propertyThe other thing people don’t talk about is zero down is an awful idea because of over leverage and if market tumbles and you get into a cash crunch you are screwed

The victim mentality paralyzes people (including me on occasion).

I will add that to my someday/maybe list but think it would be a fun networking occasion.
