. - Grab coffee with every member of the town council. - Meet with the town planner (in a very small town they may run planning through the county). - Talk to a real estate office with an office in town. - Meet with the Mayor. - If there is a coffee shop, then work from that shop for a few days, and engage with the folks that come into the place. - Visit any shops, especially new ones, and ask the owners what they see in the community, what the reception was like when they opened shop ... and the like.

With the US as your oyster, I think the Twin Cities would be an okay choice but probably not my pick of the litter, and that has more to do with the regulations that have been implemented for landlords here, which will continue to get worse especially if Minneapolis elects a more "progressive" mayor and city council.

Back in 2021 I bought vacant land from seller that promised me that cannabis permits could be transferred to me and sold it to me for 136.5k  , however later on city council said cannabis permits can not be transferred.
