If that's correct, that's a screaming good deal.  

There's always gonna be a huge amount of irrational investors with loads of cash in dear need to leverage it so your 20% down will get you a $1MM SFH that will rent for an amount that covers 100% your operating cost hence, investors see it as 5x multiplier (via leverage) of their liquid cash and hold onto it because it's a high appreciation market (point in case San Fran Bay area sees 15% appreciation in past 2 years... u-hu.. bubble bubble they scream).

Today's interest rates are screaming to make it the longest amort period possible.

First off I will start by saying this is my first post on BP, although I have been a frequent visitor on the site.

Nothing screams YIKES like walking in to a house and finding dead roaches on the floor.Also I like to refinish the tubs if I'm not replacing them.  

If you do buy, remember you would likely have to rent to visitors as the rent locals can pay is low.

I have a tenant that will be renewing their lease in April and wanted to see if when the lease is renewed to also perform a walkthrough to make sure the house is still in good working order, there are no hazardous conditions for tenants and visitors, and also no problems that have been overlooked in the past year. 

I stress to all website owners to upgrade to mobile friendly websites not for Google but for the average visitor.

As I am leaving I hear her screaming that she isnt going to pay , its not her fault that she ran out of oil .
