What types of investments are you guys focused on?

We are currently looking at three types: contract for deed, seller finance, subject to.The hurdle is, we both have no experience with special types of financing and have no idea who to talk to.

As with any type of investment, investors should list the estimated costs to calculate their potential profit.Costs to consider on fix-and-flipsRepairs (always be conservative)Carrying costs (interest, points)Monthly costs (utilities, HOAs, insurance, taxes)Buying costs (back taxes, cash for keys, liens, code violations)Selling costs (commissions, closing costs, transfer fees, title insurance)Unexpected costs (add $5,000 to be safe)These are the basic costs investors should consider.

One manager of a large portfolio stated that he has seen some housing types and markets hit near their 2019 pricing levels... 

This is one of the most passive types of investing, but still gives you control of the property and investment.  

I honestly do not where to start, who to have as a partner, or what type to invest in.

You can definitely find something in Monmouth, but it really depends on what type of asset you want to start with.
