I wouldn't call 810k an anomaly....There are weird neighborhoods where you have 10 typical 50s style homes in a row which are randomly eclipsed by some 6 bedroom brand new house.

I’m willing to put in the work to find the money and the credit partner.ORI can wholesale the deal make a good profit for my time, learn a bit more about Multifamily along the way and ask my end buyer to either let me keep some equity in exchange for a reduced wholesaling fee and teach me the value add process or let me manage the property for the 8% or both since I live down the street.ORI can reach out to Multifamily owners and/or syndicators in my town and work out a structure where we partner either both as GP or I as GP and the partner as LP.

It is easier to show it to everyone and encourage everyone to apply to not be accused of leading or discriminating.You can also set up appointments open house style where you are there only a certain time and they overlap, because you will run into no-shows.We show all interested folks the place and offer an application.

If you can save the carpet for now, then clean it up.Agree with getting rid of any thing that may have personal "style" to it....curtains or other decorations etc....you want tit neutral to appeal to as many people as possible

Maybe I would invest some of that money in a good thorough course from someone reputable who teaches rehabs. good luck.
